Strata & Residential

We’ve got your best interests at heart.

Most strata buildings aren’t just buildings. They are people’s homes. Which brings an added layer of consideration when managing strata projects, as simple things can be detrimental to the wellbeing of the community that calls the building home.

As well as understanding how vertical transportation can impact the wellbeing of the residents of the building, we also work to minimise the sometimes high cost associated with lifts on behalf of the strata committee or homeowner.

We offer a specialised and tailored solution for residential or strata clients which includes consultation on the best approach to the installation, upgrade and ongoing maintenance and repairs of your lift.

Our quality assurance process is non-negotiable. This involves all site inspection surveys and documentation being internally reviewed before our work is presented to our clients. To further control our quality, we only utilise our in-house expertise in:

Our process

Our process begins with a site audit to assess the age, componentry type and compliance with government safety regulations of the lift, aligned with your objectives.

We offer a wide range of audits which can be tailored to suit the specific requirements and outcomes desired by you. Our audits include:

  • Safe to Operate and general maintenance inspections
  • Life cycle assessment and capital works planning and forecasting
  • Lift performance and maintenance reviews
  • Escalator and moving walkway performance and maintenance reviews
  • Equipment condition and adjustment review
  • Work Health & Safety compliance and assessments
  • Lift Code and Building Code of Australia compliance and assessment
  • Litigation insurance inspections
Our design service includes feasibility assessments, new and/or upgrade system design scope and specifications developed to your building or homes’ specific requirements.
Tender process management
Going to tender is standard procedure when considering any service of your lift. This will ensure a fair and reasonable solution is met. We produce the tender itself and then coordinate tender packages which include the calling of tenders, review of the received documentation and tender clarifications.

The process includes a comprehensive reporting assessment for the project including our recommendations and further negotiations in order to achieve the best outcome for you or your strata committee.

Project services and management
We provide project pre-planning inclusive of program development, cash flow review and negotiations and construction drawing approvals.

Onsite contractor and project supervision are provided which ensures your projects are coordinated in your best interests. This includes quality inspections, progress reporting and final certification and defect inspections.

Service Agreements (Ongoing maintenance contracts)
When choosing or entering into an ongoing contract, it helps to have someone who can help you navigate the contract to ensure your needs are met.

While we don’t carry out the maintenance ourselves, we are the independent facilitators who can prepare performance-based maintenance agreements along with the review of existing agreements.

We conduct negotiations on your behalf and provide ongoing maintenance tendering services. This includes site-specific equipment, performance requirements and contractor KPIs with consideration given to your individual premises.

We also provide bulk tendering services for strata precincts or a collective of strata plans managed by the same common strata management company.
